Property Details
The gite in this lovely old stone Charentais farmhouse combines traditional features, such as exposed oak beams, wooden shutters, terracotta tiled floors and even an original bread oven in the kitchen, with all the comforts of modern living. The gite adjoins our own home, but has its own entrance as well as a covered outdoor dining terrace & private trellised garden area. There is parking for up to two cars. Although the interieur is "non-smoking", you can always enjoy a cigar or cigarette in the garden or undercover on the dining terrace. The accomodation has been specially designed to accomodate either families, couples or groups of friends.
In the salon there is a large TV with all the free to air English channels (everything from the BBC to music channels & radio) There are seperate DVD & CD players for watching films (selection of DVDs available for hire) or playing music. You can even tinkle on the old piano if you wish. An additional widescreen TV with DVD player is provided in the 'Snug', for watching DVDs or to connect a Playstation, plus a portable CD player. We also provide plenty of books, magazines & games.
Outdoor Actvities For outdoor activities on site or nearby, you can borrow softball, tennis & badminton rackets & balls or a set of Petanque boules (French bowls). Golf practice net & practice clubs also available.
Use of Local Map & Guides A detailed map of the local area is provided, along with an extensive collection of information leaflets & guides to what's on in the local area.
Free Restaurant Booking Service Many of the best restaurants require booking at least 10 days ahead, particularly in high season. Just make your choice & we'll make the booking.
Welcome Services We provide a 'Welcome Buffet Supper & Drinks' on the first night of arrival plus a basic 'Holiday Welcome Pack', so there's no need to worry about shopping or finding a restaurant; you can just relax & enjoy yourselves from the moment you get here. In 2005 we provided visitors with a free upgrade to the Hoilday Getaway Wecome Pack. In 2006 this upgrade is available for 50€. This includes:-
tea, coffee (ground & instant), sugar, milk, cream, ice cream
cereals, croissants, pain au chocolat, bread, butter, biscuits, jam, marmelade
olive oil, tomato ketchup, salad dressing, mayonnaise, olives, crisps, spices, salt & pepper
2 bottles of wine & a bottle of coke or lemonade
Gite Amenities In addition to providing English pillows, fresh bed linen & towels (for use inside gite only), we also supply the following as standard:-
hairdryer
hoover, iron & ironing board, mop, brush & dustpan etc.
clothes line & pegs
soap, shower/bath gel, cleaning materials & a pack of toilet rolls
FREE 2005 - End of stay clean. Optional in 2006 at 40€.
Downstairs
The entrance hall leads to the main salon, the kitchen, a twin bedroom, a large bathroom & seperate WC. The fitted kitchen is well equipped with a fridge (small freezer section), full oven/hob, microwave, dishwasher, coffee maker etc. The bathroom is fully tiled with a bath & shower, washbasin & additional vanity area (incl. hairdryer) plus a washing machine.
The 'Snug' twin bedroom is cosy and cheerful with pine furniture & 2 beds (with English pillows) plus a widescreen TV (for DVDs/connecting a playstation. The main salon is a bright spacious living area (32sq.m.) with exposed oak beams & French doors. Very comfortable with 3 sofas, coffee table, large TV (English channels), DVD, CD, books, games etc. Italian dining table & 6 chairs.)
Upstairs
The staircase off the entrance halls leads to two large fully carpeted bedrooms & another WC. The charming 'Aquarelle' master bedroom overlooks the pool and gardens. It has a King size bed (with English pillows), antique pine triple wardrobe, chest of drawers,& bedside cabinets with lamps, a mirror plus a ceiling fan. The pretty 'Rose' triple bedroom next door has a double window aspect with a pool view. It has a King size bed & a single (with English pillows), small built-in wardrobe, mahogany chest of drawers & long mirror, bedside tables with lamps plus a ceiling fan.
Outdoor living
Our farmhouse is nestled in an acre of lovely gardens, abundant with flowers and trees for you to enjoy. The main garden is south facing, sloping down to a small river, with an orchard and soft fruit/vegetable area at the rear. The large swimming pool with its sunny patio is the perfect place to relax and have fun. As a shady retreat, the swinging hammock beneath the old beech is another visitor's favourite. There is also a small trellised garden near the pool for your own private use. Feeling active; then badminton, tennis & softball rackets or French bowls (petanque) are available or you can take a stroll up the cycling/rambling track opposite. You also have your own covered terrace, with nighttime lighting, for wonderful al fresco dining and BBQs.
Local Area DetailsAubeterre sur Dronne
River Dronne - kayaking & canoeing etc.
At Aubeterre there is a man-made beach down by the river. Also tennis courts on-site. A place to play tennis, swim or picnic, or you can hire canoes & kayaks for adventure on the River Dronne itself. Even for the novice, the river is easy to navigate all the way to St. Aulaye (10 km). In the picturesque village of Aubeterre there are lots of cafes & restaurants, artisans shops & an ancient monolithic church carved out of the rock. A geat day out for everyone. (approx. 35/40 minutes drive)

Brossac
Brossac Lakes
Large lake with man-made beach, picnic benches & woodland trails for walking. Wide range of summer activities including fishing, horseriding, quad biking, playing on the beach/swings. Just by the Clapotis restaurant & within walking distance of the village. Golf course planned for the future. Tennis & petanque (French bowls) available in the village. (approx. 10/15 minutes drive)
Opening Hours:
Free public access all year round. During the summer season from May to September the facilities/activities for the hoilday village around the lake are available for everyone.
Jonzac
Les Antilles - Indoor tropical water park
Ideal family day out, whatever the weather. Large indoor trpoical lagoon with water rides etc. Also outdoor sunbathing area, sauna & gym, restaurant & bar. (approx. 35/40 minutes drive)

Montguyon
Beauvallon Lagoon
Beautiful aqua blue lagoon with a man-made beach, set in woodland just 5 minutes from the town. Designated area for safe swimming (max. depth approx 1,6m - parental supervision) in the clear, clean water. Play area on the sand for small children, with small Wendy houses etc. Can hire pedallos or small boats (designated boating area), also volleyball. Woodland trails for country walks. Bar is open all day for snacks, drinks & ice creams with a BBQ restaurant for lunch or dinner. The perfect spot for a local day out. (approx. 10/15 minutes drive)
Opening Hours: Free public access all year round. Bar, restauarant & activities available daily in summer season from May to September.

A booking is not confirmed until the deposit of 50% ( or payment in full ) has been received along with a completed reservation form. Final payment 12 weeks before arrival.
The client confirms that payment for any additional services, such as Welcome Pack upgrades or DVD hire, are payable in euros on site.
The client accepts that smoking is only permitted outside. Smoke alarms are fitted.
The client accepts that no pets are allowed due to the fact that the owners have 2 cats aqnd young dogs (in an encosure) on-site.
The owners will not be liable or responsible to the client for any defect or stoppage, temporary or otherwise, in the supply of public services to the rental property, nor in respect of any equipment, plant, machinery or appliance in the rental property, gardens or swimming pool, nor for any disturbance, noise or work occurring in the area surrounding the property by other persons, nor for loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or any matters beyond the control of the owners. If a change or cancellation occurs because the property is substantially damaged or destroyed before the start of the rental period, the owners will if possible offer an alternative holiday booking date. In any event, the owners will refund to the client all sums previously paid in respect of the rental period. Under no circumstances shall the owners liability to the client exceed the amount paid/due to the owners for the rental period.
The rental period will commence at 4.00pm on the day of arrival and finish at 11.00 am on the day of departure. The owners will not be obliged to offer the property before the stipulated time nor shall the client have the right to remain in the property after the time stated. Clients should advise the owners if they are likely to arrive earlier on the first day. In this case, clients will be welcome to use the grounds whilst their accommodation is prepared.
The client undertakes to take responsibility and exercise reasonable care in respect of the accommodation and its equipment. A deposit of 100 euros is payable in cash on arrival as security against breakages or damage. This will be returned to the client on departure minus any necessary deductions once the accommodation and equipment have been checked. The client will be liable for the payment for any breakages or damage in excess of this deposit, in cash in euros, before departure. This clause shall not limit the client's liability to the owner.
The owners also remind the client of their own duty of care for their own and other members of their party's safety while they are staying at the rental property. The pool meets current EU safety regulations, however, adult members of the party/parents must ensure that children under sixteen are supervised by at least one adult around the pool and likewise that extra care is taken for their safety by the river.
