This brand new, luxury 2 bedroom, 2 bathroom second floor apartment will accommodate up to 6 people. Miraflores Hills is a newly completed (November 2003), high quality development in a quiet location, yet only 3 mins from the nearest bars, restaurants and supermarket and less than 5 mins from the nearest beach.

The complex consists of 56 apartments that have access to attractive landscaped gardens with two communal swimming pools that are linked by a cascade; one of the pools is heated.

Access to the apartment can be gained via the lift from the underground car park. Furnished to a high standard our apartment has a spacious open plan living / dining area, fully fitted kitchen, with two good sized bedrooms and bathrooms. The apartment has a large, spacious, south – east facing terrace that has golf and sea views. So as to ensure a comfortable environment all the year round the a fully ducted air conditioning / heating has been installed.

The apartment is full of high quality features:

- The entrance hall, with entry phone for visitor access opens out onto the
living / dining room.

- Furnished with large dining table & 6 chairs, wall unit, TV cabinet, 3
seater sofa (converts into a double bed), two seater sofa, quality rugs,
satelite TV and Dolby 5.2 surround sound system that will also play music
CDs. The furniture is all high quality and is made from solid hardwood.
Patio doors lead out onto the large terrace.

- South east facing terrace that has patio furniture (table, 4 chairs, 2
loungers, parasol and cushions) with direct access from the lounge and
double bedroom.

- The apartment has a large living area of approx 100m2 and a large terrace
of approx. 30m2.

- 2 spacious bedrooms (one with double bed and the other with two single)
each having fitted wardrobes. Main Bedroom - has the additional feature of
a stereo unit.

- 2 bathrooms – one is en-suite (bath, shower and twin hand basins) to the
double bedroom and the other is next to the second bedroom and has a walk
in shower and washing machine.

- Fully fitted kitchen with granite worktops, hob, oven, fridge / freezer,
dish washer, microwave, kettle, coffee machine and toaster.

- Air conditioning / heating system that is fully ducted throughout the
apartment and is operated by remote control.

- Marble floors throughout.

- The kitchen and twin bedroom both overlook the communal garden, lawns and
swimming pools.

- Secure underground car parking with an allocated parking space with direct
access to the apartment.

- Access to the complex is via security gates that are operated by remote
control.



Local Area Details

The apartment is less than 30 mins from Malaga airport and midway between Marbella and Fuengirola. Over 30 golf courses are within a 30 minute drive, many are nearby. Other activities available locally include water sports, aqua parks, tennis, horse riding, karting, jeep tours, quad biking, game fishing, boat trips, parasailing and much more.

Although recmmended a car is not vital to the enjoyment of your holiday. There is a local 24 hour taxi rank (taxis are fairly cheap) and bus stops for travel further afield. There are numerous rental agencies at the airport. Car rental car be booked directly from the UK. Arrangements can be made for you to be picked up at the airport and taken directly to your apartment if you wish.

The nearest facilities are at the Las Terrazas commercial centre and include a BBQ restaurant, pizzeria, couple of bars, supermarket, hair & beauty salon, ATM, public phone, hardware shop and next door is a popular Spanish restaurant,

Even closer is the Miraflores Golf Academy with its illuminated driving range, putting green and mini golf. There is also a bar and pro shop.

At the Miraflores golf club there is a smart restaurant with entertainment.

On the front there are numerous other bars, restaurants and shops including a good sized Cayetano supermarket.

A couple of minutes drive along the N340 will bring you to firstly Calypso and then Calahonda where there are additional facilities.

There is a well stocked Hypermarket in Fuengirola – 10 minutes away.

For those looking for something special then it is only 15 minutes to Marbella, or even closer is the large La Canada shopping mall.

The location has it all whether it is an active holiday or a relaxing one that you are looking for. It is ideal for families and perfect for golfers.

RENTAL ARRANGEMENTS are per week. The quoted rates are for up to four people: £50 per person for additional people. Long term lets by separate arrangement. Keys are collected from the English run management company in Spain - there is no fee for this service if the keys are collected during office hours. A key deposit cheque will be asked for of £100 with cheque card number / details on the reverse. This will be returned to you on return of the keys to the apartment and once an inventory check by the Management Company in Spain has been completed.
