RESIDENCE LA VILLA

La Villa is a country residence situated in the green hills of northern Umbria between Gubbio and Citta' di Castello. Its location, only 3 km from Pietralunga, a medieval town not yet frequented by tourists, allows you to experience the real taste of Umbrian hospitality. It is a perfect spot to discover Umbria, its beautiful landscape and famous cities. Moreover Tuscany and the Adriatic coast are not far away.
The house is a typical Umbrian stone farmhouse dating back from centuries ago, surrounded by 2 ha. of private grounds and offering a panoramic view across the Carpina valley. In this paradise of peace you can enjoy the sunny climate and fresh air, the tranquillity, the beautiful evenings under a star filled sky that will give you the right Italian experience.
The owners have recently restored the house with particular care, respecting the original architecture. High ceilings, exposed wooden beams, stone features and terracotta tiles provide a rustic atmosphere.

A beautiful swimming pool (10 x 5 m) is situated on the south side of the house and offers a fantastic view over the surrounding hills. There are comfortable sun beds and the pool area includes a shower/dressing/laundry room as well as a furnished covered terrace (gazebo) with a BBQ.

In front of the house there is a large piazza for common use where, on request, it is possible to enjoy an outside meal together with the other guests.

The owners, a Dutch couple, who live in a part of the main house will be happy to make you feel at home, to give the information you might need for a perfect holiday and to invite you for a glass of wine in their wine cellar or for a pizza prepared in the wood burned oven.

La Villa offers three comfortable APARTMENTS (La Terrazza, Il Loggiato and Caifem) with very attractive interiors. The apartments are fully independent with private terrace, very tastefully furnished and decorated, with all comforts like central heating and TV. Each room has a private bathroom and the modern sanitary is of high quality. The luxurious fabrics for decoration and linen have been chosen with great care and meet the highest standards.

LA TERRAZZA(sleeps 4 - 6)
Elegant and spacious apartment (75 m2) on the ground floor with two private terraces, one of which is situated on the south side of the house offering a panoramic view over the valley, the other one offering shade in the afternoon. The high ceilings and floors are made with the original materials: heavy oak beams and antique terracotta tiles. Partially exposed stone walls and features emphasize the rustic atmosphere. The apartment is furnished with a mixture of fine antiques and pieces of high quality wood specially designed for La Villa and made by the local craftsmen. There is central heating, TV and a CD-player.

• 1 bedroom with double bed with adjacent private bathroom with shower, bathtub, washbasin, toilet and bidet.
• 1 bedroom with double bed (can be transformed into twin beds) with en-suite bathroom with shower, washbasin and toilet. From this bedroom a French window offers access to a private terrace.
• Large living room with comfortable sofas and dining area with seats for 7. One of the sofas can be turned into a double bed. Adjacent a complete and well equipped kitchen with a French window that leads to the terrace.
From the large and beautiful terrace (12 x 4 m) with wooden garden furniture you have a magnificent view over the surrounding landscape. A stairway offers direct access to the swimming pool which is situated on a lower level.

IL LOGGIATO (sleeps 2)
Very attractive and charming apartment (30 m2) on the ground floor with central heating and TV. The interior specially designed for La Villa consists of a combination of modern design and hand-made furniture by the local craftsmen.

• Living room with fully equipped kitchen corner.
This sunny apartment is characterized by its architectural structure: three large arched double French windows lead to the private terrace with garden furniture, inviting you to have your meals outside enjoying the beautiful view over the surrounding countryside. From here you have direct access to the swimming pool.


CAIFEM (sleeps 2)
An external stair with a small balcony gives access to this beautiful and romantic apartment (40 m2) on the first floor. The impressive high ceiling with exposed wooden beams, the antique tiles and stone features create that rustic atmosphere that you can experience in the Italian countryside.

• Large room with double bed (can be transformed into twin beds) with day area and kitchenette.
• Bathroom with shower, washbasin, toilet and bidet.
On request an extra bed can be added.

On the hill next to Caifem there is a terrace/solarium for private use. A perfect spot to enjoy the sun in total privacy and because of its position to have an overlook over the surrounding green hills.
Moreover Caifem is close to the common piazza in front of the house where a wooden table, chairs and umbrella are available.

Things to do.
The location of this magnificent country residence offers you the possibility to walk or to explore the surroundings by mountain bike. Horse riding, archery, tennis, fishing, trekking and ultra-light flying within 5 min. There are two golf courses at half an hour drive.
Lake Trasimeno with its little towns and islands, and the beaches of the Adriatic coast are a one hour drive, and lovers of culture can visit the famous historical and medieval towns like Perugia, Assisi, Gubbio, Cortona, Spoleto, Todi and Orvieto and enjoy the museums, theatres, restaurants and the shopping possibilities. Also the cities of Rome, Florence and Siena can be reached by car or train. Moreover almost every town or little village in Umbria has its own festival or 'sagra' where history and traditions come alive with customs of the past, historical costumes, music and gourmet specialties.
For those who have a special interest in wine and/or olive oil there are several estates and wine areas that are worthwhile visiting.
In late autumn and winter guests can go on mushroom and truffle picking with a local guide and when there is snow the nearby Apennines offer winter sports on a small scale.
Not far from La Villa you can find several restaurants serving all the local delicacies and typical Umbrian dishes. Shops and supermarkets are also close by.
