The Villa is just 30 Minutes from Orlando International Airport. Meet and greet at the airport can be arranged at extra cost if required. Sleeps up to 10 people The property has 2 double / 2 twin bedrooms, bed settee in living area if required, full air conditioning, double garage, heated pool, telephone and safe. The pool area of the property boasts an east facing elevated view over orange groves and natural banking providing additional privacy in a calm and tranquil setting the extended decking area around the pool gives ample area for quiet sunbathing and relaxation. The private, fully screened (heated) pool area encloses a 14ft x 28ft pool. Access to the pool can be gained from the kitchen and, the master bedroom en suite bathroom, each having alarmed doors overlooking the pool area. Patio furniture and sun loungers are provided for extra comfort. External, illuminated ceiling fans add a cooling breeze for Al Fresco dining or enjoying those frequent warm Florida evenings. The covered lanni gives a shaded area out of the sun if needed, just to escape or protect those with more sensitive skins.
The spacious layout of the villa is designed with versatility and comfort in mind. It provides a well equipped light airy and spacious family room with ample seating arrangements for even the largest party. Cable TV, video recorder, DVD player and a CD system is available to cater for your entertainment needs. If you bring a laptop computer with you there is 24/7 broadband internet access available, (full details on request).
The property has a large living area with dining area attached making it ideal for individual family dining or larger groups. High Chairs available for hire on request.
A breakfast bar with adjacent dining area compliments the open plan kitchen which is fully equipped with the latest cooker, microwave, dishwasher and large fridge-freezer with integrated icemaker. Most other appliances are available within the villa, toaster, coffee maker mixer etc. Provisions to meet initial needs can be provided by the management company to be available on arrival. A separate laundry room provides an individual washing machine and tumble dryer iron and ironing board.
The king-size master bedroom is spacious and well appointed with a large fully fitted and equipped en-suite bathroom. The walk-in wardrobe has ample capacity for all those new things purchased at the outlet stores and space for the new suitcase to carry them in. The queen size guest bedroom, also has a fully fitted and equipped en suite bathroom Cable TV and DVD are fitted for your in room entertainment requirements.
The 3rd and 4th bedrooms are both twin bedded and are separated by a third spacious family bathroom. Each of these rooms has a TV and DVD player they also have Play station for the younger members of group.
Adults are permitted to use it but only if supervised by a younger member of the party. Cots are available to rent on request.
Local Area DetailsOrlando is the land of opportunity for everyone on vacation and everything can be done here if you take the time to look around. The villa offers a central location with supperb access to the theme parks and other attractions and a convenient base for exploring everything that Orlando can offer. Disney is just 15 minutes away and the Space Centre is about a 1 hour drive.
There are resteraunts shops and supermarkets within a 10 minute drive and it has easy access to the main arterial road through Orlando the Interstate 4 which is about 1 mile away.

| We will confirm the dates of your holiday in writing, on receipt of a signed booking form from together with £100.00 per week non-refundable deposit. Provisional bookings will be held for 7 days only. Full payment is required a minimum of 10 weeks prior to your arrival date. Our villa is licensed under Florida State Law to accept a maximum number of 10 guests. Unfortunately booking forms cannot be accepted which indicate a number of guests in excess of this figure.
If you have a larger party than 10 persons please contact us anyway as we can arrange accommodation in other villas in the area to keep your party together
Florida sales and tourist tax is included in the rental price. Water, gas, and electricity (except pool heating) are included in the rental price.
Cable TV., bed linen and towels are included in the rental price.
A Booking Form can be viewed by clicking on the link Booking Form on our web site and printing it as a Microsoft Word document and must accompany all bookings.
Cancellation
Any cancellation in whole or in part within 10 weeks of the commencement of your holiday will not be eligible for any form of refund unless we are able to re-rent the property. We would strongly advise that you take out appropriate holiday insurance at the earliest opportunity to cover this possibility and the liability aspects outlined below.
Check In - Check Out Time
The rental period begins at 4.00pm on the day of arrival and concludes at 10.00am on the day of departure. If our villa is empty guests may arrange through us to arrive earlier or depart later.
Keys And Access
Upon payment of the final balance, you will receive directions to our villa and be given the code for a 'lock box' which holds the key to the premises.
Security / Breakage Deposit
Prior to your stay you will be provided with a full and complete inventory of every item within our villa. An additional security / breakage deposit of £200 will be required from you with your final balance. This is to cover any damage or breakage that may occur or the loss of any item or contents within the villa. It also covers such occurrences as excessive cleaning costs, or the loss of keys, which necessitate the changing of locks. The security deposit less any such charges will be refunded by cheque as soon as the Management Company has completed its inventory and occupancy report and all keys have been returned. This will normally occur no later than 30 days after your departure.
Swimming Pool
The pool is used entirely at our guests own risk. It is imperative that children are supervised at all times in and around the pool area. No diving is allowed. The depth of the pool is between 3 ft - 5ft. Under no circumstances must any glassware or breakable items be taken into the pool area. The breakage of one small glass would require the entire drainage of the pool. Plastic cups, containers and plates are provided for your convenience. Please obey the pool rules which are prominently displayed in the pool area. All doors leading to the pool area are alarmed. This is in compliance with Florida State Law primarily for the protection of small children and must not be tampered with.
Smoking
Smoking is not permitted within the villa. This ensures that the villa is maintained to the highest standards for all our guests and avoids complications with the sophisticated smoke detection system. Should the management company find evidence of a breach of this condition it will be taken into account when assessing the refund of your security / breakage deposit. Your co-operation in this particular aspect is requested and appreciated.
Pets
While we try to accommodate our guests and deal with their requests we regret that we are unable to allow pets of any kind in the Villa. Should the management company find evidence of a breach of this condition it will be taken into account when assessing the refund of your security / breakage deposit.
Liability
Although every effort is made to ensure that the villa is in perfect order for your holiday, we cannot accept liability for any third party claim, accident damage, or loss to you, your property or for any medical expenses, however incurred.
