FORMAL LIVING ROOM (Downstairs)


Beautifully furnished with elegant hardwood furniture: 3 seater sofa with matching love seat (2 seater sofa), matching coffee, end and sofa tables plus 2 matching lamps and quality accessories. The hardwood furniture is imported from the Far East and is absolutely magnificent. Quality designer window dressings and fittings add to the ambience of this room. Stunning wall decor including wrought iron Renaissance / Medieval art and beautifully designed mirror as well as quality framed pictures on the walls makes this the room to relax in absolute luxury.



FORMAL DINING ROOM


This is located beside the formal living room and is furnished with a truly fabulous and exquisite Renaissance style hardwood dining table, (for your very own banquet) plus 8 chairs (2 carver, 6 dining) plus fine accessories to add to the absolute luxury of this room. Quality accessories including pictures, sconces, designer window dressings and a chandelier-style light add to the ambience.


FAMILY ROOM (Downstairs at the back of the house)


Looks out onto the pool and conservation area, it has large windows and double sliding patio door, tastefully furnished in a subtle colonial style including subtle palm tree design 3/2/1 suite (sofa/love seat and armchair), which is one of the most comfortable pieces we have ever sat on, we understand this is not a selling point to you but just wanted to share this fact! Relax in style and comfort.


We also have an Italian marble coffee plus 3 matching end tables, 3 matching lamps and quality accessories including designer window dressings and fittings and oil paintings plus quality pictures. On the entertainment front we originally upgraded to cable and then decided to upgrade again to a digital HDTV cable package so there is something for everyone. We provide a 51 inch HDTV and home cinema surround system, which plays virtually all music and film CD/DVD formats. (We have a second 51 inch HDTV and sound system upstairs). Ceiling fan if air con gets too cold!


DEN / LOFT (Upstairs)


Area for lounging around in upstairs, tastefully decorated in an African jungle/safari/Colonial theme including: 3/2/1/ suite, wrought iron and wooden coffee plus 2 matching end tables, matching lamps and lots of fun knick knacks to tie in with the theme of this room. You might even find the odd wild animal or 2!

This room is further enhanced as it is tastefully decorated with the finest Ralf Lauren paint. We have just added a ceiling fan to this room and that is also in the colonial style and adds to the ambience of this room.

Our second 51 inch HDTV plus home cinema surround system (identical to that downstairs) provides cable tv in the family area, so no more arguments about who controls the remote for the big tv! PS2 and games plus 2 controllers provided and kids, young and old alike love this room and tv for gaming. We also supply DVD's to suit most tastes so why not relax in style after all the fun and frolics of the parks and shopping.

There is also a computer desk and computer with free and unlimited high speed (8MB) broadband Internet access. Wi-Fi access also so bring your laptop from home if you need to! Great room just to chill out in. Looks down onto the pool and conservation area. Our favorite room!


KITCHEN

Designer fitted deluxe kitchen with island (seats 4), fully upgraded to the highest specification.

Everything you could ever need is hopefully here. All quality cutlery/crockery/glasses (everyday use upto crystal Champagne glasses for that special dining experience).

Upgraded Whirlpool appliances: US size fridge/freezer with ice maker, fullsize stove/cooker with grill and oven, microwave, dishwasher, kettle, toaster, percolator, blender etc, etc, oh and more custom cabinets than you can possibly need, at the last count about 30 and all 42" tall. Double compartment stainless steel sink with waste disposal and vegetable spray, complemented by a beautiful rustic tile backspalsh which blends in with the decor.

We have upgraded the kitchen even further and added a large island which seats another 4 people on quality wooden bar stools. Plenty of space to dine. It also has a double electrial socket so you can use this space to prepare your feast also.

Again upgraded terracotta floor tiles to match the deluxe cabinets which have lovely handles which we have added, absolutely no expense has been spared so if you choose to cook whilst on holiday this kitchen really is a Chefs delight!


BREAKFAST NOOK

Between the kitchen and family room, again with beautiful upgraded terracotta floor tiles this is a more casual dining area with a high quality Italian marble topped table and 6 quality wooden cushioned chairs which match the Italian marble coffee and side tables in the family room. The nook looks directly out onto the Pool and conservation views.


LAUNDRY ROOM (Upstairs)

Super size washer and drier. Large size ironing board & iron. Laundry baskets and, dirty laundry/waste paper baskets.

We have upgraded in here too, as we said no expense has been spared: upgraded tiles also on the laundry room floor! Hanging space for delicate items which cannot go in the tumble drier and shelving to store those wash day essentials!

Double electrical socket...well sometimes you just have to iron and believe it or not a lot of laundry rooms don't have these sockets...hardly a selling point you say, but it is just one of our attention to details points!

Tasteful, fun but most importantly, quality accessories: bedside lamps, radio alarm clock, pictures, wall art, silk plants etc. Ceiling fans if the air con gets too cold! Large closets with more space than you should ever need! Hangers provided.

Decorated tastefully using only the finest designer paint. Beautiful metalic gold is the colour we have chosen for this bedroom. Tasteful and quality accessories including lamps, radio alarm clock, pictures etc, all quality items. Designer bedding (Ralph Lauren and Tommy Hilfiger) in subtle palm design. Ceiling fan if air con gets too cold! We have made sure there is plenty of attention to detail in this bedroom, accesories are themed around the Pineapple which is the symbol for Welcome and we certainly want to warmly welcome you!

2 TWIN BEDROOMS (With shared bathroom)

Each twin bedroom has 2 stylish twin beds with top quality mattress and designer bedding, lamp, radio alarm clock and tasteful accessories and window treatments. One twin designed in safari/jungle theme and is really fun and the other a relaxing palms theme, also chicpalm leaf ceiling fans in each room if the air con gets too cold! Both bedrooms are suitable for adults and chlidren alike.

Walk-in closets with coathangers supplied. Both rooms have Toshiba flatscreen TV/DVD combo and cable TV.

These two bedrooms share a bathroom with upgraded floor tiles, full width vanity mirror with "stars dressing room" type lights, upgraded Italian marble sink & vanity surround, upgraded Delta faucets, upgraded deluxe custom cabinets with themed designer handles and upgraded elongated toilet. There is a slight nautical theme in here!


COVERED POOL WITH REMOVABLE SAFETY FENCE

One of the main features of our villa is our, naturally, upgraded pool (14ft x 28ft) with elevated sections with waterfall feature and swim out seating plus extended pool deck which is covered with a screen "structure" to keep out those pesky critters! Just imagine yourself being dazzled by the sun as you sip a lovely cold drink! For the evening the pool has a coloured fibre optic lighting system that changes automatically and which is very nice. A coach light provides further light to the deck area at night.

The house and pool back onto lush conservation land. We have further upgraded and landscaped the pool and garden area to give it a lush tropical theme.

In addition to the pool and deck we have quality upgraded padded pool furniture for 10 people (to actually sunbathe properly on, so no fighting for the loungers), from Palm Casuals; loungers, a large table and recliner chairs with footstools plus a matching towel rail to dry those wet towels. There are enough Pool towels for everyone provided.


Tasteful pool deck ornaments on our elevated section finishes the area off nicely. We have an alarm on the door which leads to the pool (it chirps when opened) and also a removable safety fence to stop anyone wandering out unnoticed.

Behind the pool we have the garden area where you can sit out if you wish or the kids can play under your watchful eye. The front of the house also has a nice garden and porch for relaxing. You might even meet some of the local wildlife from our resident community Armadillo to lilttle frogs, Gekos and beatiful birds which sometimes wander onto the community.


POOL BATHROOM


We have a separate upgraded pool bathroom on the pool deck (no access to the villa) so you do not have to dash through the house wet. Ideal place to get out of those wet bathing clothes or when that call of nature arrives!

The villa actually comprises of 6 bedrooms and is infact bigger than most 7 bedroomed villas but we decided to have it as a luxurious and spacious 5-bedroomed property and left the 6th bedroom open as a den/loft giving three good size living rooms. The home is certainly one of the most spacious and sumptuous for rent in the Orlando area. 10 people can be catered for more than comfortably. There are certainly enough rooms to chill out away from friends and family if you so choose!

There are many many upgrades, as the house is our home which we choose to rent when we are not there. For us this is not solely an investment property, you will find genuine luxury and fine taste but also with a real homely feel and good value for money for the luxury on offer.

Just some of the upgraded features we have:

* 9'4" ceilings on lower level

* Luxury tiling and carpeting throughout (carpeting in all three living areas and 5 bedrooms)

* Pool and extended deck plus luxury pool furniture for 10

* 5 bathrooms (4 full plus a pool bath)

* Fabulous top of the range designer kitchen

* Designer window dressings (top of the range blinds and also quality voiles/curtains)

* Top of the range elevation (we choose this as we liked the shutters and pillars, it was just something a bit different from the normal Floridian home and we like to stand out from the crowd)!

* Guttering, something that many many villas do not have, although not crucial it can save you stepping into puddles outside the front door and especially on the pool deck once that lovely Florida rain has fallen!

* Electronic locks so go straight to the villa, no having to pick up keys from management office!

* One of the main upgraded features of the villa is the wrought iron and wooden stair-rail which is the centre piece of the house.

* The other main upgrade is our pool with added elevated sections with waterfall feature and underwater coloured fibre optic lighting which is rather nice too, especially in the evening! Extended pool deck and padded pool furniture for 10. No expense sapred here either!

There are many many more upgrades, really too many to mention! There is nothing basic about our home!

ALL furniture and fittings have been personally sourced and chosen by us, rather than using a furnishing company or books which is quite rare. So our house definately stands out from the crowd! We travelled all over Florida (and Europe) looking for those special items! The interior design and ambience of the villa is geared towards colonial and the tropics. There are palm trees to be found inside and out but subtle and tasteful, also some "wild animals" to be found and maybe the odd leopard, elephant, cheetah and giraffe will catch your eye if you hunt hard enough!

We have paid vast attention to detail all around the home and we hope you enjoy our little finishing touches in every room. We feel this attention is very important and and definately makes our home stand out from the crowd and is the key to making you feel welcome and your vacation that extra bit special making your holiday memorable for years to come.

Almost everyone, no....infact everyone including other villa owners, that have ever entered the house utter the one word.....WOW! Even the contractors who came to do some work were bowled over. Other comments have been, "Your family room and kitchen is the same size as our villa". "Goodness you could put a bowling alley in the entrance hall" ,"Will you swap villas with us?" "Your house is fantastic are you an interior designer"? "Your place is so huge"! All genuine comments!

Every guest that has stayed has said the same thing, "It is the finest villa we have ever stayed in", some are that impressed they have stayed more than once, so why not come and see for yourself and make your own mind up about our spectacular villa? We don't think you will be disappointed!

This model of villa before upgrade is nice and certainly above average BUT we have taken our home to the next level in creating the ultimate vacation luxury retreat.

Local Area Details

LOCATION AND GENERAL INFORMATION

Windwood Palms is located in the prestigious community of Windwood Bay. From Interstate 4 west, exit 58 and keep right onto SR532 into Champion's Gate. Continue through to the T-junction (the CR54 – Loughman/Ronald Reagan Parkway). Turn left and continue and after approx 1/2 a mile, on the left hand side is the entrance to the community. It is signed Windwood Bay. It is a lovely area where there is a mix of rental and residential properties, and just a few miles further down from the community is the real Florida!
