A superb location for this house, nestling in beautiful, secluded countryside with only the views of woods and fields around you. Perfect for those seeking a peaceful country retreat, yet within easy reach of both the Charente and Dordogne departments’ numerous attractions. It is only 5 mins from the hamlet of Ronsenac (grocer, butcher, café) and 10 mins from Villebois Lavalette, a small town with all amenities and a big supermarket.

This is a new house, built in 1994, with tiled floors throughout, double-glazed with gas fired central heating. The house is L-shaped, much larger than it looks in the pictures as you can’t see the other side of the L. One side faces south with French doors leading out from two of the bedrooms directly on to the terrace. The lounge is in the corner of the L with four doors leading outside on to the south and east terraces.

As there are a total of four patio doors in this large 40 Square metre room, there is a lovely feeling of space and light and being at one with the surrounding countryside. An open fireplace is situated in one corner. There is a colour TV / video /DVD/ Satelite system. CD / tape hi-fi system. A very large solid wood table with 8 chairs is situated on the side next to the kitchen. There is a phone that can be used with "le Ticket" phone card for outgoing calls, but incoming calls are free. We will give the phone number out to clients on booking. There is also a central ceiling fan, appreciated on hot summer days.
Swimming Pool:
A luxurious 10 x 5 metre swimming pool (1.2-1.8 m deep) with roman steps. It uses the new, modern "salt water" cleaning system so no worries about heavy chlorine stinging the eyes. Complete with solar shower. We have erected a rigid metal 1m20 fence (complying the new French laws) around the pool area so that it is completely safe for toddlers wandering around, together with a lockable gate . There is outside lighting around the pool area as well as underwater floodlighting, so it's perfect for your moonlit swim.

Kitchen:
A brand new, modern and well equipped kitchen with breakfast bar, plenty of worktop space, dishwasher, washing machine, fridge-freezer, cooker with oven (spit-roast facility), toaster and electric kettle. The window looks out towards the west over fields so there are beautiful sunset scenes while preparing the evening meal. By going through the next door games room, you can get to a large terraced area over 85 square metres for alfresco dining while enjoying undisturbed views across the fields and woods. On the terrace we have a large table to seat 8+ situated under a wooden beamed "patio" (as they say in French), covered with bamboo to shelter you from the hot sun. To complete your outdoor eating experience, there is of course a barbecue.
Games Rooms:
Situated at the other end of the house from bedrooms, a large 6m x 3 m games room with ping pong, darts, badmington, board games etc. Leads directly out to terrace so ping pong table could be taken outside.
Bedrooms
All bedrooms are located in one side of the L shape of the house, together with the fully tiled bathroom with vanity unit, separate shower and bidet, and a separate WC. All linen is included and all your beds will be made up for when you arrive.

Garden
About one acre of garden has been fenced off and the land is planted with mature pine and fir trees, hibiscus and rose bushes and a huge bamboo plant as well as various flowering and scented shrubs. We have over 7 acres of land here but have fenced the one acre to make it more reassuring for parents with younger children (who might run off into the woods!) There are undulating fields and woods with paths just nearby as well as a small (fenced) lake. We are completely private with no one overlooking.
