Le Pech, Hilltop stone cottage with panoramic view France

Cottage in Midi Pyrenees, France

Property Details

Perched on a limestone outcrop at the summit of the hill-top of Montlauzun, the prominent position of our cottage allows you to make the most of the exceptional views over two very peaceful valleys filled with orchards, woods, vineyards, pasture and cultivated fields. The 12th century church of Rouillac nestles in the valley below whilst at dusk, the 16th century "Chateau de Charry" lights up the distant horizon. Across this beautiful countryside and at the foot of Montlauzun, the G.R.65 passes by. Pilgrimage path to Saint-James of Compostella in Spain.
The terrace area is furnished with outdoor table and chairs, parasol and a barbecue for al fresco mealtimes. Start the day with a smile by having breakfast in the sunshine whilst admiring the beautiful views! An exterior staircase leads from the courtyard into a garden of flowerbeds and decorative paths. The lawn area behind the house has a second furnished terrace shaded by our Judas tree from where you can see for miles but no one can see you!
Le Pech is “L shaped, all on ground level with one or two steps between some rooms.
The fully fitted kitchen with breakfast area is equipped with multifunction oven, microwave, dishwasher, fridge/freezer, mixer and all smaller electrical appliances. The living/dining room has a traditional 'cantou' style working fireplace, a sofa bed and armchair, TV, chess table, tourist information and a dining area. The Master Bedroom has a king-size bed (160cms) and country style dark pine furniture. The Twin Bedroom is decorated with honey coloured pine furnishings and has double French windows opening directly onto the terrace. The Bathroom is equipped with a small bath, shower, vanity unit and WC. The washing machine is situated in one corner. The cottage has full oil fired central heating for out of season lets.

Local Area Details

Our surrounding countryside is one of gently rolling hills, with mainly cultivated fields, oak and juniper woodlands and chalky hilltops.
Vineyards producing Coteaux de Quercy wine and Chasselas de Moissac eating grapes fill the surrounding fields along side cherry, plum, peach, nectarine, apple and hazelnut orchards. Crops of cereals, sunflowers, rape, corn and beans shoot up over spring. Late spring and summer bring ripe crops of yellow rape, golden cereals, and an abundance of bright sunflowers. On warm evenings majestic birds of prey circle in the air currents on eye level with Le Pech and dive down to be seen flying off with their prey and hoopoes nest in the neighbouring Presbytery walls.
For the more adventurous, the big limestone hilltops with their many stone tracks guarantee isolated walks in fantastic surroundings from which to observe the local flora and fauna.
At the foot of Montlauzun (Le Pech) and over the hills of Ste Juliette (Guitard) the GR65 pilgrims route of Saint James of Compostella passes by.
The “bastide village of Lauzerte, classed as one of the most beautiful in France, with it’s medieval arcades surrounding the square, barbican, pilgrims garden and superb view points is our nearest village to the south. Montcuq with its old streets leading up to its tall dungeon is our nearest village to the north. Both possess all amenities and Montcuq boasts a beautiful bathing/fishing lake with sandy beach, as well as a municipal pool and tennis courts. Eating out is a must with good restaurants and cafés providing great value for money and of course wine tasting around the reputed Cahors vineyards is necessary in order to take home a selection of preferred bottles.

Montcuq market on a SUNDAY MORNING IS AN ABSOLUTE MUST for all holiday makers and allows you to seep up the local ambiance while immerging yourselves in the local produce and why not while away an hour or so in a local café while watching the world go by. The seasonal Thursday morning market in Montcuq is also worth a visit as it is reserved uniquely for the sale of local produce. The village of Lauzerte also holds two weekly markets, a smaller one on a Wednesday morning half way up the hill and a full market although still much smaller than Montcuq and therefore remaining a very local affaire on a Saturday morning. This takes place under the arcades in the central square at the summit of the village and is a very beautiful setting.

Other market towns within easy reach include Puy L’Eveque, Prayssac and Cahors all along the Lot river valley and Valance d’Agen, Montaigu-de-Quercy, Moissac and Montauban in the Tarn-et-Garonne.
