The cottage can be rented out with :-1 bedroom (containing 1 double bed or 2 single beds) en-suite with shower room accommodating 2 people.or
2 bedrooms (a second bedroom containing 1 double and 1 single bed) en-suite with shower room accommodating up to 5 people.
Our cottage, which is adjacent to the Farmhouse, has been 4* rated by
Bord Failte (the Irish Tourist Board). It combines the feel of a cosy, country cottage with all the modern facilities that help to make your stay a real holiday.The layout of the cottage consists of a combined kitchen/living/dining-room and the two bedrooms.lead off this main area.
The kitchen has a fridge/freezer, microwave, dishwasher and washing machine.The cottage has oil fired central heating and the living area has a wood-burning stove.
Bed and Breakfast in the Cottage
The cottage is adjacent to Kilmaneen Farmhouse and it can be let for 1 night or more on a bed and breakfast basis with the option of dinner. Guests are invited to take their meals in the dining room of the Farmhouse. This facility often suits guests that would like to use the facilities in the cottage such as the washing machine and cooking facilities but would also like the convenience of having breakfast provided and maybe dinner also .
A supplement to the bed and breakfast rate applies to this arrangement.
Dinner is available each evening except Sunday. Please book dinner in advance

Local Area Details

Kilmaneen Farmhouse is situated in a quiet, rural location in South Tipperary. There are many places of interest within a half hour's drive such as the Rock of Cashel, the Knockmealdown Drive and the Vee, the Swiss Cottage, Cahir Castle, Lismore Castle and Gardens, the Mitchelstown Caves, the Nire Valley and the Dromanagh Drive.Kilmaneen Farmhouse is also a very good base for touring the south east of Ireland as it is only 1 1/2 hours from cities like Kilkenny, Cork, Limerick and Waterford and just 45 minutes from the coastline and some beautiful beaches.
Nearest towns : Cahir - 8 mls/14 km
Clonmel - 12 mls/18 km. Nearest villages : Newcastle - 2 mls/3 km. Ardfinnan - 3 mls/5km.Nearest restaurants : Cahir and Clonmel.
The rivers Suir and Tar provide the natural boundaries around our farm at Kilmaneen.
There is approximately 1km of fishing on the Suir and 1/2km on the Tar.
These rivers provide good fly fishing for trout.
This is a private stretch of fishing, consequently it is a very quiet and relaxing place to fish.
For variety, permits can be arranged for fishing the Ardfinnan Club Waters which give access to a further 15km of riverbank of the SuirThere are many other rivers in the area which have excellent fishing also. The Blackwater is famous for salmon fishing and permits can be bought locally.
At Kilmaneen we have a house for storing tackle and for drying waders.
We can also freeze your catch or arrange to have it smoked but if you would like to eat your fish we can cook it for you too!Kilmaneen Farmhouse is situated at the foothills of the Knockmealdown Mountains. There are many Way-marked Trails through these mountains including the Munster Way which in part of the coast to coast path from Dublin to Kerry. St. Declan's Way which follows the footsteps of St. Patrick from Cashel to Ardmore passes within 2 miles of Kilmaneen Farmhouse where it intersects with the Munster Way near Goatenbridge.The Tipperary Heritage Trail, which goes from The Vee to Cashel, has been developed in the last few years. There is a detailed map available for this route. There are many laminated maps available of walking routes on the lower slopes of the Knockmealdowns which give information about historical sites and places of interest along the way. These walks are less strenuous than the Way-marked Routes and are very suitable for the casual walker. They take from about 1 to 4 hours to complete, depending on the route chosen. The Comeragh Mountains, where some of the finest examples of corrie lakes in Europe can be found, are within 15 minutes drive. The word Comeragh comes from Coumarach which means "full of hollows, galcial in origin". The majority of the Comeragh names incorporate Coum which means hollow or valley eg Coumshingaun meaning "Hollow of the Ants" !The Galtee Mountains are within a 30 minute drive from Kilmaneen Farmhouse. Galtymore is the highest peak in Munster outside of Kerry and it is very popular among hill walkers. This peak is a good day's climb.
At Kilmaneen Farmhouse we have many books on walks in the area and we can provide you with some of the maps mentioned above. Kevin has quite a good knowledge of the mountains as he is a keen walker and a member of The Peaks Walking Club based in Clonmel.
